It is no secret, interest in Spanish property is declining but interestingly it is the number of non-serious people that has declined quite dramatically. People buying, just for utility reasons -- to have a home to use, in the sun -- stayed constant over the last year to two years. As for price per square meter of a property, according to Wynn "we are still seeing increases across Spain, but the increases just aren't as much as they were previously but over time, we're going to see prices start to rise again."
Mark concludes, "Spain is not a meltdown market where property is being given away free. When you really boil it down to what do you get, what you get in Spain is a much greater overall package and value than in what they refer to as the emerging markets, I think Spain has got no competitors when it comes to quality of life in the heart of Europe, in a nice climate. I just cannot believe anyone would lose money on good quality property in Spanish coastal areas over 10 years."
There is a common misconception that now property in spain is all just low-hanging fruit ready to be picked, almost at throw away prices, but this is not the case as long as Spain remains the top market for Britons buying property abroad. The Association of International Property Professionals 2006 International Property Market Report shows of some £20 billion spent on overseas property by British buyers in 2006, nearly 1/3rd of the overseas properties bought are in Spain, further compounding the evidence, the Scenari Immobiliari Outlook for 2007, revealed Spain enjoyed the highest increase in real estate turnover in Europe last year, with growth of 8 per cent in 2006, compared with 3.9 per cent in Europe as a whole.
